Most agencies get paid whether it works or not.

The barrier to calling yourself an agency is almost zero. Anyone can build a deck, quote a monthly retainer, and disappear into activity reports — impressions, reach, posts published. None of which is the thing you are actually buying.

Property is a long, high-value sale. Leads arrive, sit, and go cold. Spend goes out the door months before anything registers. In a business like that, a fixed monthly fee puts every ounce of risk on one side of the table.

So we built the opposite. A base fee covers our cost of delivery. Everything above that is tied to what actually closes.

Before anything is spent, we tell you what the campaign should produce and at what cost. Then we structure our fee against it. Anyone can promise effort — almost nobody will commit to a forecast.

One client per market

We take on a small number of partners at a time and never two who compete. It caps our revenue, which is exactly why it is worth something to you.

Your data stays yours

Leads, CRM records and ad accounts are yours throughout and yours on exit. No hostage-taking, no accounts held in our name.
